Palm Springs is like a third world country. La Quinta has a wealthier feel but many homes are horrifically outdated. Desert Hot Springs is poverty.

Breaking it down city by city instead of just giving the valleywide number is a much clearer picture. Didn't expect that big of a gap between Palm Springs and Rancho Mirage

If you want to live in a hotel, move to Palm Springs. Due to short term vacation rentals everywhere in Palm Springs, there's a shortage of real neighborhoods. I suggest you buy a home in a city or HOA that prohibits short term rentals (really businesses.)

low income high crime Sierra Dawn in Hemet is struggling with roaming homeless spreading bedbugs in the amenities and sleeping in the vacant abandoned homes at night. Homes stagnating as long as three years on the market. Making it the 50th most violent city in America. Friends and family don't let grandma live in Sierra Dawn or Hemet. Tell a friend.
